How we screen applications

We publish our criteria so every applicant sees the same rules. We apply them the same way to everyone, and we accept Housing Choice Vouchers.

  • Income

    gross monthly household income of at least 3x your monthly rent portion. Voucher holders: your portion of rent, not the full contract rent.

  • Rental history

    positive reference from a current or prior landlord; no unresolved landlord balance; no material lease violations relating to tenancy suitability.

  • Evictions

    eviction judgments within the past 7 years may be grounds for denial, subject to review of the reason, date, outcome, payment status, and your explanation.

  • Records

    we may review publicly available court, landlord-tenant, eviction, criminal-conviction, and government records. Arrests alone are never an automatic basis for denial. Any relevant conviction is reviewed individually — nature of the offense, how recent, conduct since, and whether it reasonably relates to tenancy, safety, or property risk.

  • Honesty

    the application must be complete and truthful. False, misleading, or materially incomplete information is grounds for denial or, if discovered later, action under the lease.
